🏘️ Annual Meeting 2024

This is a notice for our regular Annual Meeting, which will take place on

Tuesday, November 19th, at 6:30 pm via Google Meet

This is the typical annual meeting, during which we will discuss items, including, but not limited to, the potential increase in our Annual Dues.

The Board feels it is necessary to discuss a potential increase in our Annual Dues. The last dues adjustment occurred at the Annual Meeting in the fall of 2012, when dues were raised from $40 to $60. As we continue working to enhance our neighborhood and, by extension, the value of your property, maintaining our budget has become increasingly challenging due to inflation and other financial demands. With all this being said, we are looking to approve raising the dues to $100 per year, which should give us breathing room to allow for the planning of improvements to our wonderful neighborhood and hopefully raise the glass ceiling enough so we do not have to revisit any dues adjustments for many years.

While we’ve managed to stay within budget over the years, recent projects, such as replacing our playground structure, have required additional fundraising efforts. Many residents generously rounded up their dues so that we were able to meet our goal.

We also face challenges in timely responses to our tree management and planting needs. Although we recently welcomed volunteers to help remove dead trees around the Lagoon, we now need funds to plant new trees.

Additionally, while most residents pay their dues promptly, some delay until much later in the year, and a few choose not to pay at all, making it difficult to manage our budgeting effectively. The overall yearly dues payment rate for the last ten years is 90-98%, which is very good and quite the envy of other HOAs in the area.

We would also like to fund the reinstallation of our former entrance sign at the Manitou entrance and explore other enhancements to our Commons area.

Alongside the dues increase proposal, the Board would like to discuss the possibility of conducting official business quarterly rather than monthly, with the intervening months available for informal meetings or as-needed business sessions.
